Getting Ready to Sell a House Requires Preparation and Planning
Representing and advising a Seller isn’t just during the listing period. 50% of the listing process happens before the property hits the market.
We work closely with Sellers, months before their property is listed.
Initial Consultation
Natalie will meet with you give you a pre-listing market analysis, ask you about your goals, discuss timelines, etc.
Pre-Listing Repair List
In addition to addressing glaring defects before listing your home for sale, Natalie recommends going through each room, making sure it is cleaned, de-cluttered, bright, and that no foul odors are present.
Staging
Properly staging a home takes planning and coordination. The staging team will need to prepare your home prior to professional photography.
Staging Consultation
Staging is not required but always recommended because buyers perceive the value of a home to be greater if it presented with furnishings. In addition, choosing neutral paint colors and removing any clutter, family photos, etc., creates a blank canvas for buyers to envision themselves in the home. Natalie will making staging recommendations that could range from using some or all of your existing furnishings to professionally staging your home after you have moved out.
Market the Home for Sale
We have a listing process that we have used to successfully sell our client’s homes. Natalie will meet with you, listen to your goals, and create a custom marketing plan. The marketing strategies we use include creative marketing ideas, advertising, social media marketing, agent networking, open houses, and events.
Time for an Open House!
Some of our marketing strategies in your customized plan could include a Coming Soon property sign, Custom listing website, Social Media promotion, Open Houses, Exclusive showings, Custom printed materials, and Exclusive Agent Open Houses.
Negotiate the Contract
There’s many terms that can make a great offer. Now is the time to negotiate with the buyer to make sure you are both on the same page about things like price, closing date, earnest money amount, due diligence period, special stipulations, and contingencies. We work closely with our sellers to explain the terms and help them negotiate a deal that feels like a win/win while minimizing their risk.
Keep the Deal Together
There is more to do once the property is under contract. We will help you navigate the Due Diligence Period and the Amendment to Address Concerns. We will advise you on any repair issues, refer contractors for work and estimates, tackle appraisal issues head on, and stay in contact with the Buyer’s lender to make sure the lender is on target to meet the contract deadlines.
Closing Day
We are with our Sellers every step of the way, including the day of closing.
